So how do you prepare?

You hire professionals who are interested in you as the client. You hire a contractor not based on cost but look beyond at all other aspects of the viable contractor. Remember low is not always the best bet. Consider finances, leases, geographical strategies, area construction costs, local agency fees and so on. These items and more are costs that are real and deserve to be reviewed and accounted for and consider and never assume. There are too many variables that if not managed properly will only lead up to a prescription for disaster. Being prepared requires the serviced of a full service Contractor. A one stop shop solution that leads to the ultimate control of cost and overages. A contractor, who in today's world, partners with proven architects, engineers, subcontractors and other essentials that comprise a well thought out design build project. See Attached Check List.

DO YOU HAVE A CONTRACTOR?
If your answer is no, then you should solicit the services of a full service, one stop General Contractor. The Contractor will provide all architectural and engineering needs all projects must have.

DO YOU HAVE FINANCES IN PLACE?
In order to secure a contractor and or vendors, you must be prepared to provide payments within 30 days of progress payment request. (See Construction Control)

DO YOU NEED CONSTRUCTION CONTROL?
Construction cost control is essential to the proper accounting and control of all aspects of all invoices and payments. The Contractor submits invoices. Cost control reviews of all invoices, labor and material releases, payment is then verified and approved by the constructions control at which time checks are issued and the owner is sent certified accountability. This process prevents liens and disputes.

IS YOUR BANK DISPERSING FUNDS?
Sometimes while using bank loans to finances your project. The bank acts as the construction control vendor and disperses money against your loan. This process is prepared by most General Contractors. The bank will disperse funds based on work completed to date.

DO YOU NEED AN ARCHITECT?
In the state of Nevada, you will need a licensed architect to stamp your drawings for the plan check and permit phases. The architect is very intimate with all local jurisdictions requirements, including ADA issues as well as engineering all mechanicals and structural issues. He also provides a complete finish schedule so as to apply all owners' product requirements during construction by the contractor. This phase is a must. The architect is a main piece of the puzzle and should have a good relationship with the contractor.

• WILL YOU BE USING ANY OF YOUR OWN OUTSIDE VENDORS?
